2023 Dues

Ballentine Pointe will not be changing the dues amount or the payment schedule in 2023. You might notice in the CMA portal that it still shows the full annual amount will be due in January 2023, however, CMA is addressing this and will have the correct payment schedule reflected soon.

New Management Company Effective November 1st

Starting November 1, 2022, CMA Communities will be taking over management of our community from Homeside Properties, Inc. You will receive a welcome packet in the mail with the information you need to pay your dues going forward.

Replacement Entrance Signs

We will be removing the existing entrance signs starting today in preparation for getting our new entrance signs up.

Architectural Guideline Changes

The HOA Board approved a change to the Architectural Guidelines for Doors which will give the ACC (currently represented by the Board of Directors) more flexibility in approving ACC requests

  1. We now permit changing the door with a different design
  2. Door repainting rules have been clarified and codified.

All changes still require a full ACC application to be submitted. We launched a new page to share the current approved guidelines. It\'s available here and via the Resident Area link above. We also want to launch a review process of all of the Guidelines to modernize them. If you wish to participate, please reach out to us via the Contact Form.

Community Meeting Recap

We had a great meeting last night. If you missed it, you can view the recording and presentation below: View Recording View Presentation As always, you can reach out to the Board using the Contact Us link at the top of the page.

Pool Status Update!

Great News! Our pool will re-open on Friday, June 25th at 9 am and we will continue with regular operating hours of 9 am to 7 pm for now. However, there have been some changes in pool access and age restrictions. Due to the recent issues we have had since the pool has opened on May 8th, the Board has changed pool access and also age restrictions. Effective with the re-opening on Friday, June 25th, here are the changes: 1. Age Restrictions: Anyone under the age of 18 must be accompanied by an adult at least 25 years of age or older at all times while at the pool. (Board members, pool contractor employees, and pool committee members reserve the right to refuse admission or ask anyone to leave if they deem that they are not abiding by this rule.) 2. Pool Access: Guest passes have been removed from access, residents who have already sent guest passes from their mobile credentials, will have to have a board member add guests via a mobile device. There will only be a maximum of 4 mobile devices activated including that of the main resident on file with Homeside Properties as of June 1st. Our policy has not changed with regards to this access- kids under the age of 14 do not have to have mobile device access as long as they are accompanied at all times by a resident/adult over 25 years old. Our most recent issues at the pool made us realize that there needed to be a change in the age limits to minimize the situations where there is no adult supervision while young kids are present. As well as to reduce the number of non-residents in the pool without a resident present at all times.

Temporary Pool Closure

Ballentine Pointe HOA will be closing the pool starting TODAY temporarily in order to perform some required repairs to both pool pumps. We will reopen the pool as soon as the repairs are completed. This will take a few days due to part and labor availability. The pool will be closed throughout the weekend, but we hope to reopen it next week mid-week if repairs can be completed on time.
Note: the immediate closure was caused by teenagers discharging a fire extinguisher into the pool, which caused a problem with the filters which led to a pipe breaking.
Know where your kids are and be responsible. We would prefer not to have to require adult supervision 100% of the time, but this is not the first occurrence this year of issues at the pool caused by children\'s actions.

Pool Access Changes 2021

They look like they are having such fun Father! Yes, they are son because they are swimming at Ballentine Pointe's Pool.  It's opening on Saturday, May 8th, 2021 at 9:00 am. Can we go, Mom & Dad? Sure but let's see what the nice man is saying here first!

Girls-swimming-photo

Hey mom, dad, kids, family & friends. Ballentine Pointe Community is opening its pool to residents only this Saturday, May 8th at 9:00 am, and will be open every day during the pool season from 9:00 am to 7:00 pm.

If you and your family like to get wet when it\'s hot & humid or just hang at the pool and you live in the Ballentine Pointe Community, you better make sure you get your pool access credentials. (see below to learn how)

Pool Access & Changes for 2021 Pool Season

Pool access is now by an app on your smart device ( Apple or Android device). The board eliminated badges in 2020, now access will be granted to authorized residents and their families via a mobile app that will link you to our new system while you are onsite at the pool and you have your mobile device with you and the App opened. If you are authorized, our Bluetooth reader will verify your access and beep to unlock the gate. If you are not authorized, you will see a red light on the reader and a beep indicating "No Access"

If you are a resident who is current on all your dues and assessments or are renting your home and the property owner is current, you should receive an email from OpenPath Systems with a link in the email. Open the link and download the App to your mobile device (must have Bluetooth enabled), then set it up by following the instructions provided.

We are using the email address on file with Homeside Properties as of March 31st, 2021. (if we have no email address for you or it has changed recently, you will not receive your access credentials) and will have to send us your most recent email address (only one email address per family please)- send to hoa@ballentinepointe.com.

**Some New Rules & Guidelines- (additional to existing)

As a result of the COVID-19, we have made some changes in safe pool use. Please see the changes below:

1. Pool furniture will be spaced 6\' apart, please maintain this distance from, other pool-goers.

2. COVID signs will be placed around the pool.

3. Our total pool capacity based on pool size and gallons of water and deck space is around 96 persons, we have reduced that capacity to 55 people. this includes people in the pool, on the deck around the pool, and in the restrooms. If we start to exceed that capacity will be forced to ask people to leave until we get further below the maximum (reduced) capacity of 55.                                                                                                                                                                                                                                      4.  Piggybacking behind an authorized user to gain access to the pool will not be tolerated. Residents authorized to access the pool are responsible to assure that no one piggybacks behind them without using their access credentials. If an authorized user knowingly permits unauthorized access to the pool by one or more persons, that resident may lose their access to the pool either temporarily or for the rest of the current pool season.

** PLEASE NOTE- These new rules and guidelines do not replace existing pool rules that have been approved and already posted to the Homeside properties website. These are new guidelines and rules as an addendum as a result of the COVID 19 pandemic and changes in our access systems.

Pool Renovations for pool season 2021!

Hello Neighbors, The Ballentine Pointe HOA Board has to plan and prepare for some major renovations at the pool house this season. We are asking a few residents who own their own homes in our community and are current on all their dues and assessments of 12/31/2020 to volunteer to solicit feedback from fellow residents as well as some suggestions. Once the group gathers this information, they would present their findings to the Board at a future meeting. Most of the work is repairs and some renovations possibly upgrades depending on costs and budgetary restrictions. If you are interested, please reply directly to Frank Grimes- flgrimes@gmail.com Thanks
