HOA Parking Lots - Tow Fee Changes

As a reminder, the community parking lots at the pool and the soccer field are primarily intended for short term use while using those amenities. We also permit short term use for guest parking (not overnight) at the soccer field lot year-round and the pool parking lot when the pool is closed. We also allow overnight parking with a permit issued by the Association.

Please reach out to Melody Daniel at mdaniel@cmacommunities.com to get a parking permit. Permits are intended for short term duration while a guest is visiting, and not intended for long term parking.

 

Marietta Wrecker Service has increased their towing fees. As a result, we have installed the new signs at both parking lots with the updated rates. The new fees start at $228 tow fee + $33/day, with additional charges for larger vehicles such as box trucks and semis. The Association does not control the pricing for towing, nor do we share in any of the cost.


Towing is a last resort. If your car will be at any of our parking lots for any extended duration, please reach out to the HOA at hoa@ballentinepointe.com or to Melody Daniel at CMA.

Community Updates

Board & Officer Changes

Pursuant to Article III (A), Section 7 of the Bylaws of Ballentine Pointe Homeowners Association, Inc., Greg Nusz was appointed to the Board of Directors. As a result of the fresh appointment, the Board then appointed the following Officers to the Association:

President: Justin Haygood
Vice President: Greg Nusz
Secretary and Treasurer: Andrea Kabasele

Resolutions Passed

The Board passed resolutions updating the Violating & Fining Policy and the Community Maintenance Standards. These will be going in effect as soon as the required notices are sent out for any changes from the old policies

2025 Budget

The Board also approved the 2025 Budget. Final details will be shared once notices are generated, but highlights are:

1. Quarterly assessments are increasing from $120 to $135, an increase of $5/month
2. Lease Permit Fees are increasing from $260 to $292.50
3. We will be increasing our legal budget by $5,000 for the purpose of proactively stepping up collection efforts on past due amounts to the Association.
4. Landscape & Architecture requested increased funds to improve color and aesthetics, especially around the various entrances. This includes a major upgrade at the Baywood Drive entrance sign but includes upgrades at all of our amenity areas (115 Boulder Run, 79 Baywood Drive, and 597 Boulder Run) and entrances.
5. We will be hiring Pyramid again in 2025 through Labor Day and will be reducing their Friday schedule to weekday schedule on Fridays that school is in session. This balances the benefits we received from having Pyramid on site while reducing direct cost to members.
6. We are investing in security and amenities at the 115 Boulder Run common area (aka the soccer field) to increase attractiveness and usefulness to residents. More details to come as plans are finalized. The master plan will be drafted by the Pool & Recreation Committee and will likely be a multi-year effort before its finalized entirely

Community Clean Up Day

Hello neighbors! We had our community cleanup day today. As everyone knows, Dan and Chris Stitt walk the community virtually every day with their sweet dog cleaning the community. Today they had help, but before, we gave them a well-deserved gift!

All committee meetings are held at the HOA Office at 79 Baywood Drive. All committee meetings are open to all residents, and all committees have remaining spots for additional members. 

New Committee Kickoffs

We have some exciting news!

We have a lot of residents that are interested in helping run Ballentine Pointe, but are unable for whatever reason, to sit on the Board of Directors.

The main ways most HOAs do that are through committees. We historically had some committees, but they weren't well organized, and ever since COVID, they haven't really been active.

That changes today. We have dissolved all the old committees and replaced them with 5 new committees. These new committees are given responsibility for a different part of the association.

The 5 new committees are:

  1. Social Events -- plans and operates the social events calendar for the community.
  2. Pool & Recreation - manages the amenity areas, including the pool, soccer field, and playground.
  3. Landscape & Architecture - manages the look and feel of the community, including HOA maintained landscaping throughout the community, architecture guidelines, and architecture control requests, as well as the Yard Decorating Contests.
  4. Community Relations - responsible for interacting with various neighborhood organizations, such as local schools, local government, other Homeowners Associations, and any other local community organizations.
  5. Budget & Finance - responsible for working with other committees, members of the Association, and the Board of Directors to propose the annual operating and reserve budgets

We plan on having a series of kickoff meetings, one per day, the week of June 24th, at 7 PM, at the HOA Office (79 Baywood Drive Hiram, GA).

If you are unable to use Facebook for whatever reason, please RSVP by responding to this email with which committee(s) you plan on attending the kick-off meeting for.

If there isn't enough space, we will move to the front porch.

Each committee will have Members and Volunteers. Volunteers are participants of a committee that are not Members. Volunteering for a committee has no time commitments or obligations outside of volunteering for any events or activities as they wish to volunteer for. Members have official duties and obligations, including a fiduciary duty to all Association Members, must commit to appearing for committee meetings, and volunteering for activities hosted by the Committee, and fulfilling the role within the Committee they volunteered for. To be considered for Committee Membership, you must be in good standing with the HOA. Tenants can participate and become committee members as well.

You must be an Association Member or an Occupant in order to be officially considered for a committee member. Guests may assist in a non-official capacity. Members are not required to be Occupants to join a committee as a volunteer, however, Members that do not reside locally will generally not be considered as an official committee Member if a suitable Occupant or locally resident Member is available.

Once the committees choose their Members, they will be appointed officially in their positions. They must choose their internal organization structure. Each committee shall choose a Chair, with preference given to non-Directors. The committees may also choose a Vice Chair, Secretary, or Treasurer. For committees without a Secretary or Treasurer, the Chair will fulfill that role.

Community Meeting

Ballentine Pointe will be having a Community Meeting at The Events Place in Hiram, GA on February 5, 2024 at 7:30 PM.
This will also serve as our Annual Meeting for Owners. The bylaws do require that be in-person or that you have a proxy designated that can attend in-person.

Trunk or Treat Volunteers

Some residents have inquired about bringing back the Trunk or Treats before the regular trick or treating on Halloween. If interested, please reach out via the Contact Us page.
